Memorandum of Understanding (MOU) Signing
After the offer is accepted:
You sign an MOU with the seller, outlining the agreed price and conditions.
Pay a deposit (typically 10% of the purchase price) to secure the property.
We assist with documentation, including passport copies and KYC forms.
For residents purchasing a property, the 10% deposit is held by our brokerage in the form of a cheque made out to the seller. However, we retain possession of the cheque, it remains uncashed, and the seller does not receive it directly.

Financing and Payment Arrangements
For a smooth transaction:
We connect you with trusted banks for mortgage pre-approval (if applicable).
Coordinate full payment for cash buyers, including overseas transfers or crypto options.
Ensure all funds are transferred securely and on time.

Property Inspection and Final Checks
Before finalizing the purchase:
We conduct a thorough inspection to confirm the property’s condition.
Address any defects or repairs with the seller, if needed.
Obtain a No Objection Certificate (NOC) from the developer or community management.

Transfer of Ownership
The final step takes place at the Dubai Land Department:
Both buyer and seller attend the transfer meeting (or appoint a representative via Power of Attorney).
Pay the remaining balance, plus DLD fees (4% of the purchase price) and agency fees.
Sign the transfer documents and receive the title deed in your name

Handover and Move-In Ready Support
Once ownership is transferred:
We ensure the property is handed over with all keys, access cards, and manuals.
Coordinate utility connections (electricity, water, internet) if required.
